Pre-Delivery Inspection

The home builder is required to conduct this inspection.

There are 3 main goals to the inspection:

  1. Go over all aspects of the house noting down incomplete, damaged, missing, or faulty to verify that these issues existed prior to occupancy.
  2. Have the builder demonstrate/explain how to use and operate the various systems in the home (e.g. ventilation, plumbing, heating, etc.).
  3. Establish a formal record of the state of the home prior to occupancy by documenting everything via the PDI form.

Thins to look out for:

  • Both interior and exterior
  • Chips, cracks, scratches in tiles, stonework, etc.
  • Damage to floor, walls, ceiling
  • Windows and doors close and secure properly

Taking pictures of issues. If there are any things that can not be examined (i.e. due to weather), make sure to note that in the PDI form. If there are any unauthorized substitutions that differ from the purchase agreement, make sure to document them. Note that any substitutions must be of equal or greater value.

If anything is missed during the inspection, take pictures, document, and report ASAP.
